PUBLIC APPLICATION WINDOW OPENS ANUALLY NOVEMBER 1st - Next Available Leasing Term: June 1st, 2026 - May 31st, 2027.  


Applications are Processed on a First-Come, First-Serve Basis.


Only Guarantors are required to Apply on Apartments.com and submit an Application Fee, NOT Tenants. 


Tenants should send us an Intake Email (See Instructions below).

  • Please refer to FAQs page after carefully reading All Instructions below. 
  • Each Tenant named on the Lease must have a co-signing Guarantor submit an application on Apartments.com.
  • Guarantors are subject to a standard background and credit check as part of this application. 
  • Guarantor applications will incur a fee of $30.00. 
  • Guarantors are required to provide Supporting Documents for current Proof of Employment.
  • Guarantors must be currently Employed and have been Employed for at least the last consecutive 2 years to be considered.

  • Unfavorable Credit or a score of 730 or Less
  • Unfavorable Previous Landlord or Character Reference
  • Prior Eviction or Foreclosure within 7 years
  • Prior felony conviction within 7 years

  • Attach 2 forms of Government Issued Photo ID (Passport, Driver's License, State ID, Student ID)
  • Personal Contact Info-  Phone Number & Email, Full Name of Your Co-Signing Guarantor
  • Personal Vehicle Information (Color, Year, Make, Model, License Plate Number & State)

-About You-

  • A brief description of yourself, (Ex: If you are a student) what is your major/minor, what year you are currently in and how many years remaining until graduation.
  • Any hobbies, passions, special interests or any extra-curricular activities you participate in or are a member of. 
  • Where do you envision yourself in 5 years? What are some goals you have set for yourself?
  • Please share any additional information about who you are personally and professionally that may pertain to this application.
  • Please share why you believe your application and group should be selected over any other application.
  • How did you learn about the property or listing?

-References- 

  • If you are Employed, please provide one or more contact phone numbers for your hiring managers or direct supervisors for a professional reference.
  • If you are Unemployed, please provide two contact phone numbers for previous teachers, coaches or instructor for a character reference.
  • If you have previously rented or lived in a supervised housing facility, please include the contact info for the previous management, Landlord, DA or building supervisor for a previous housing reference. 

 

Frequently Asked Questions - Application Proccess FAQs

Application Status Process Map:

Step 1. Submission Status - Guarantors create Apartments.com account and Submit Application. 


Step 2. Pending Status - Your Application remains in until All Guarantors for the party have Applied. 


Step 3. Processing Status - When All Guarantors have applied for the respective Lease. The groups report will now be sent to our office for final review and decision.  If there is any information missing from the groups' application at this time a representative will reach out to request it from the associated parties.


Step 4. Final Review - Your group will receive an email within 5 days of Processing Status with information relating to the decision of approval or denial of your Application.


Processing time may be extended at any time at the landlord's discretion.*


 We will reach out to the Guarantor(s) whose applications were not approved and present them with Options to Proceed or to Withdraw. 


Options to Proceed include Finding a New Alternate Co-signing Guarantor, Adding An Extra Co-signing Guarantor to the Existing Application or making a Pre-Payment on a portion of Rent. 


Your Application will sit in Pending Status and other applications may be considered until action is taken by the Guarantor(s) to proceed and moves the Application into Processing Status. 


If the Guarantor chooses to Withdraw the Application, the group will be notified that we are unable to offer a Lease at this time.


If there is no action taken to Proceed or Withdraw, your Application will be discarded after 14 days.


If your group is Approved, you will have 72 Hours to accept the Lease offered. To accept the offered Lease, Guarantors should review and E-Sign The Lease Agreement via DocuSign. 


The Security Deposit and any move-in costs will become available on your Apartments.com account at the time your Lease is offered and is due no later than the Tenant Lease Signing Meeting. 


Tenancy is not guaranteed until both the Security Deposit has been submitted and the Lease Agreement has been signed by All Parties, Tenants, Guarantors and Landlord. 


If the Lease Agreement is not signed by the Guarantors within 72 Hours after it is offered, the Application is considered Voidable and other Applications may be processed.


When all Guarantor E-Signatures are on the Lease Agreement, the Tenants should email management at rentsmartstorrs@gmail.com to Schedule their Virtual Lease Signing Meeting. 


 The Lease Signing Meeting takes about 1 hour and is held online through Zoom. This meeting will take about 1 Hour. All Tenants will sign the document during this meeting on DocuSign with their Property Manager. 


Tenants will receive an email with a link inviting them to the Zoom meeting and any additional required documents or information for their reference.


Prior to Tenants moving in, we will schedule a "Home Orientation" meeting. This meeting takes about 1 hour and all Tenants must attend physically or remotely. We will walk through the property together and document the condition at move-in.  We encourage you to photograph the unit on this date in detail as that is how it should look on the day you vacate.


We will go over important topics and any questions you may have before settling into your new rental. Keys or a Unique Pin Code for the property will be made available by appointment at or after 12:00pm on the Lease Term Start Date.
